Design of MEP/FP systems for a new 160,000 SF co-op, divided into 152-units, 75 percent of which will be affordable for low and middle income families. A 40,000 SF YMCA will feature an aquatic center with a lap pool and family recreational pool, a gymnasium, fitness and multi-purpose rooms

The project is participating in the NYSERDA Multi-Family Performance Program. The project incorporates many elements of sustainable design including energy efficient mechanical systems, water conserving fixtures, extensive use of natural light and lighting controls; and use of recycled, regionally manufactured renewable materials. A Green roof will include natural grasses and native wildflowers.
